Building in Lebanon
Lebanon projects usually begin with a walkthrough and a conversation about what the house needs to do.
Our base in Gratis keeps Lebanon within comfortable reach for crews, deliveries and callbacks. A crew that is not spending hours in a truck starts earlier and stays later, which shows up in the schedule.
We are a family business. The person who quotes your job is on the site while it is being built.
The sequence does not change by town: plans, then ground, then frame, then finish. Only the drive is different.
If the timeline matters, say so early. Lebanon permitting has its own pace.

What building here involves
Some houses need their systems brought forward, some need their finishes brought up, and some rural properties need their site questions answered first.
Between the humidity, the hard freezes and the wind-driven rain, southwest Ohio is unforgiving of a poorly detailed exterior.

We pull permits and coordinate inspections. Each jurisdiction has its own rhythm, and working with it rather than against it keeps jobs on track.
Short travel times translate directly into longer productive days and quicker callbacks.

You will get a document that spells out inclusions and exclusions, notes the conditions we expect to encounter, and defines how changes are priced and approved before they happen.
Scheduling gets the same treatment. You get the sequence, a realistic duration per stage, and the things that could move it. Weather moves it. Inspection backlogs move it. A product on a fourteen-week lead time moves it.

Expect direct, timely updates. We do not manage clients by keeping them uninformed until a stage is finished.
The last step is a joint walkthrough. You flag whatever bothers you, we write it down and handle it. Then the job is closed.

What we put in writing
The roof warranties are forty years for standing seam metal and thirty for dimensional shingles, and both assume the details were done correctly.
Beyond the manufacturer coverage we stand behind our own workmanship. If something we built is not right, we come back. That is easier to say than to honor, which is why we build fewer projects properly rather than more quickly.
Lebanon questions
Who is actually on site during my build?
Our own crew handles the core work. Samuel is on site through the build, not just at the start and the end.
How do you handle changes once we have started?
Changes get written down, priced and approved before they happen. Nothing gets built off a hallway conversation.
Can you remodel an older home, or only build new?
Both. A good share of our work is remodeling houses that were built well and are worth keeping.
Do you give a written scope before work starts?
Always. It states what is included, what is excluded, what we expect to find once things are opened up, and how a change gets priced and approved. A one-page quote is how disputes start.
Who pulls the permits?
We do, and we deal with inspection scheduling as part of the job. You are not calling a building department.
What happens if you find something unexpected?
We stop, document it, price the options and talk to you before proceeding. On older houses that is a normal part of the process, not an emergency.
Do you use your own crew or subcontractors?
Our own crew handles the core work. Where a licensed specialty trade is required we bring in people we have worked with for years, and we manage them directly.
