Building in Yellow Springs
Most of what we do in Yellow Springs starts with a homeowner who has outgrown the house they are in.
From the shop in Gratis, Yellow Springs is an easy run, and our crews are in the area constantly. A crew that is not spending hours in a truck starts earlier and stays later, which shows up in the schedule.
Samuel Hand started the company in 2015 because the builders he was working around could not promise work that lasted generations.
Our process is identical wherever we work. Scope and drawings come first, then excavation, then structure, then finish work.
Call and we will talk through what building in Yellow Springs actually involves.

What building here involves
Two broad categories dominate: mid-century houses with good bones and tired mechanicals, and newer construction with current systems but builder-grade everything and floor plans that never quite work.
Weather is the reason detailing matters locally. Water gets in, freezes, expands, and finds whatever was skipped. That happens dozens of times a winter.

You are not chasing inspectors. We handle submissions and scheduling, and we know how each local office prefers to work.
Working close to home means more time on your project and faster response when something needs looking at.

The base under a patio decides whether it is still flat in ten years.

The scope we issue is deliberately detailed: what we are doing, what we are not doing, what we suspect is behind the drywall, and the written process for any change. Vagueness early is expensive later.
We give you a real schedule, not an optimistic one: stage by stage, with the known risks named. Ohio weather, inspection queues and long-lead materials are the usual culprits.

The person you call has walked your site. That is the difference between a real answer and a promise to find out.
A job ends when the client agrees it has ended. That means a walkthrough, a written list of anything outstanding, and the work to clear it.

What we put in writing
The metal roofing we install is warranted for forty years; the dimensional shingles for thirty. Those warranties assume correct installation, which is the part we control.
Labor is warranted by us. Problems traceable to our installation get corrected at our cost.
Yellow Springs questions
What warranty comes with a standing seam metal roof?
The standing seam metal we install carries a forty-year warranty. Dimensional shingles carry a thirty-year warranty.
Who is actually on site during my build?
Our own crew handles the core work. Samuel is on site through the build, not just at the start and the end.
How do you handle changes once we have started?
Changes get written down, priced and approved before they happen. Nothing gets built off a hallway conversation.
Can you remodel an older home, or only build new?
Both. A good share of our work is remodeling houses that were built well and are worth keeping.
Do you give a written scope before work starts?
Always. It states what is included, what is excluded, what we expect to find once things are opened up, and how a change gets priced and approved. A one-page quote is how disputes start.
Who pulls the permits?
We do, and we deal with inspection scheduling as part of the job. You are not calling a building department.
What happens if you find something unexpected?
We stop, document it, price the options and talk to you before proceeding. On older houses that is a normal part of the process, not an emergency.
