What a multi-structure estate construction job involves

When a property needs a main house plus a shop, barn or guest quarters, the sequencing decides the cost. Site work happens once, utilities get trenched once, and the buildings share a grading plan.

Matching across buildings matters. Rooflines, materials and proportions should read as one property rather than as things built in different decades by different people.

We phase this kind of work so you can occupy the main house while outbuildings are finished, if that suits your timeline.

What actually decides the outcome

A custom home is a sequence of decisions, and most of them are cheaper to make on paper than on site. That is why we put the drawing phase first and refuse to shortcut it. By the time a crew shows up, the questions that would otherwise stop work have already been answered.

Site work sets everything that follows. Where the house sits on the lot, how water moves around it, how deep the footers go, whether the driveway drains toward the garage or away from it. Get that wrong and no amount of finish carpentry fixes it.

Structure comes next. Footers and foundation walls poured to the drawings and inspected before backfill, then framing, then dry-in so the building is protected from Ohio weather while the interior work happens.

The finish stage is where a custom home either earns the word or does not. Trim that meets properly at the corners. Tile laid out so the cuts land where nobody looks. Stone that sheds water instead of trapping it against the framing.

What we put in writing

Forty-year metal, thirty-year shingle. Those are the manufacturer terms, and honoring them starts with installing the product the way the manufacturer requires.

We stay inside a seventy-mile radius of Gratis, which takes in Montgomery, Greene, Warren, Butler, Preble and Miami counties. That limit is a quality decision.

Practically that covers Dayton, Kettering, Centerville, Beavercreek, Springboro, Lebanon, Mason, Hamilton, Fairfield, West Chester, Troy, Piqua, Eaton and the towns between them. Near the edge of that, call and ask.

What warranty comes with a standing seam metal roof?

The standing seam metal we install carries a forty-year warranty. Dimensional shingles carry a thirty-year warranty.

Who is actually on site during my build?

Our own crew handles the core work. Samuel is on site through the build, not just at the start and the end.

How do you handle changes once we have started?

Changes get written down, priced and approved before they happen. Nothing gets built off a hallway conversation.

Can you remodel an older home, or only build new?

Both. A good share of our work is remodeling houses that were built well and are worth keeping.

Do you give a written scope before work starts?

Always. It states what is included, what is excluded, what we expect to find once things are opened up, and how a change gets priced and approved. A one-page quote is how disputes start.

Who pulls the permits?

We do, and we deal with inspection scheduling as part of the job. You are not calling a building department.

What happens if you find something unexpected?

We stop, document it, price the options and talk to you before proceeding. On older houses that is a normal part of the process, not an emergency.
