Building in Hamilton
We treat a Hamilton job the same as any other: drawings first, then dirt, then framing, then finish.
Our shop sits in Gratis, which puts Hamilton inside the area we work every week. A crew that is not spending hours in a truck starts earlier and stays later, which shows up in the schedule.
Samuel Hand started the company in 2015 because the builders he was working around could not promise work that lasted generations.
Projects here follow our standard sequence, which begins with a real set of plans and ends with a joint walkthrough.
Call and we will talk through what building in Hamilton actually involves.

What building here involves
Housing stock here splits between older homes that were framed well and have outdated systems, and newer houses that are up to code but finished to a budget.
Seasonal extremes here make the invisible work decisive. Waterproofing, flashing and drainage are what stand between a house and twenty years of weather.

Handling the building department is included. Their timelines are real constraints and we plan the schedule around them rather than being surprised.
Because we are close, a question on your job gets answered in person rather than over the phone a week later.

What is in the job, what is not, what we expect to find and what happens when something changes: all of that is written down and agreed before work begins.
Each phase gets a realistic duration and a note on what could extend it. Selections are on the critical path more often than clients expect.

We would rather deliver bad news early than good news late. If the schedule shifts, you hear it immediately and with a reason attached.
When it is finished we walk it together. Not a punch list in the mail, but a walkthrough where you point and we write it down, then fix it. The job closes when you say it does.

What we put in writing
We put roofing warranties in writing: forty years on standing seam metal, thirty on dimensional shingles, subject to correct installation.
We back our labor as well as the products. Work that is not right gets made right, and the reason we can promise that is that we take on what we can actually do well.
Hamilton questions
Can you remodel an older home, or only build new?
Both. A good share of our work is remodeling houses that were built well and are worth keeping.
Do you give a written scope before work starts?
Always. It states what is included, what is excluded, what we expect to find once things are opened up, and how a change gets priced and approved. A one-page quote is how disputes start.
Who pulls the permits?
We do, and we deal with inspection scheduling as part of the job. You are not calling a building department.
What happens if you find something unexpected?
We stop, document it, price the options and talk to you before proceeding. On older houses that is a normal part of the process, not an emergency.
Do you use your own crew or subcontractors?
Our own crew handles the core work. Where a licensed specialty trade is required we bring in people we have worked with for years, and we manage them directly.
How do payments work?
Draw schedule tied to completed stages, agreed in writing before work starts. You are never paying substantially ahead of the work that has been done.
Can we live in the house during the work?
Often yes, depending on scope. We will tell you honestly when it is not realistic, and we plan containment and access around the answer.
