Building in Tipp City
Most of what we do in Tipp City starts with a homeowner who has outgrown the house they are in.
Tipp City is a routine drive from our yard in Gratis, which is why we are there through the year. A crew that is not spending hours in a truck starts earlier and stays later, which shows up in the schedule.
One team handles excavation, foundation, framing and finish, so nothing gets lost between trades.
Whatever the project is, it runs the same way here as anywhere else we build. Drawings first, then site work, then structure, then the finish that decides how it reads.
Reach out and we will put a real scope together for your Tipp City property.

What building here involves
The housing around here falls into a few groups and each asks for something different. Post-war homes on established streets usually have sound structure and dated systems. Newer subdivision houses often have the reverse: current mechanicals wrapped around builder-grade finishes and a layout that fights how people live.
Ohio weather is the constant. Freeze-thaw cycling works on every joint, slab and foundation wall. Wind-driven rain finds flashing installed the wrong direction. Humidity in July and single digits in January put an envelope through a range most of the country never sees.

The permitting side is handled. We know the local offices well enough to anticipate what they will ask for.
We can be on your site the same morning. That is only true because we did not stretch the service area past what we can cover.

Scope comes before price here. Once we have written down exactly what the job is, including what we expect to uncover, the number attached to it means something.
We would rather quote a realistic date and hold it than quote an optimistic one and explain it away later. The schedule includes its own risks.

The phone gets answered by someone who can actually speak to your job. That is the whole policy.
The project closes with a shared walkthrough and a completed punch list, not with an invoice.

What we put in writing
Forty-year metal, thirty-year shingle. Those are the manufacturer terms, and honoring them starts with installing the product the way the manufacturer requires.
Alongside the product warranties, our workmanship is guaranteed. If it is our mistake, it is our repair.
Tipp City questions
Do you work with architects, or do we need our own?
Either way works. We work with licensed architects regularly and can bring one in, or we can build from plans you already have.
What area do you cover?
We work a seventy-mile radius from Gratis, Ohio, which covers Montgomery, Greene, Warren, Butler, Preble and Miami counties.
Are you licensed and insured?
Yes. We carry the coverage required for residential construction in Ohio and can provide certificates before work begins.
What warranty comes with a standing seam metal roof?
The standing seam metal we install carries a forty-year warranty. Dimensional shingles carry a thirty-year warranty.
Who is actually on site during my build?
Our own crew handles the core work. Samuel is on site through the build, not just at the start and the end.
How do you handle changes once we have started?
Changes get written down, priced and approved before they happen. Nothing gets built off a hallway conversation.
Can you remodel an older home, or only build new?
Both. A good share of our work is remodeling houses that were built well and are worth keeping.
Building in Tipp City?
Every Tipp City project starts the same way: understand the house, then draw it, then build it.
