Stone veneer has to be installed over a drainage plane and lath, detailed so water that gets behind it has a path back out. It always gets behind it.

Done as a surface treatment glued to sheathing, it traps moisture against framing and causes exactly the damage it appeared to prevent.

What actually decides the outcome

Finish work is what people actually touch and look at every day, and it is where the difference between a good contractor and an average one is most visible.

Tile is a good example. Whether a tiled shower lasts is decided entirely by the waterproofing and substrate preparation underneath, which nobody ever sees. The layout, the cuts and where the lines land are what people do see. Both have to be right.

Stone veneer has to sit over a drainage plane and lath, detailed so water that gets behind it has a path back out. Installed as a surface treatment stuck to sheathing, it holds moisture against the framing and causes the problem it was supposed to prevent.

Exterior paint is mostly preparation. Washing, scraping, priming bare wood and caulking the joints is the majority of the labor and all of the longevity. The finish coat is the easy part and the part everyone focuses on.

Standing seam metal comes with a forty-year warranty and dimensional shingles with thirty. We install to the specification those warranties require.

Workmanship coverage comes from us directly. If it is our error, we fix it, and we keep our workload at a level where that is realistic.

Practically that covers Dayton, Kettering, Centerville, Beavercreek, Springboro, Lebanon, Mason, Hamilton, Fairfield, West Chester, Troy, Piqua, Eaton and the towns between them. Near the edge of that, call and ask.

How do you handle changes once we have started?

Changes get written down, priced and approved before they happen. Nothing gets built off a hallway conversation.

Can you remodel an older home, or only build new?

Both. A good share of our work is remodeling houses that were built well and are worth keeping.

Do you give a written scope before work starts?

Always. It states what is included, what is excluded, what we expect to find once things are opened up, and how a change gets priced and approved. A one-page quote is how disputes start.

Who pulls the permits?

We do, and we deal with inspection scheduling as part of the job. You are not calling a building department.

What happens if you find something unexpected?

We stop, document it, price the options and talk to you before proceeding. On older houses that is a normal part of the process, not an emergency.

Do you use your own crew or subcontractors?

Our own crew handles the core work. Where a licensed specialty trade is required we bring in people we have worked with for years, and we manage them directly.

How do payments work?

Draw schedule tied to completed stages, agreed in writing before work starts. You are never paying substantially ahead of the work that has been done.
