
What a bathroom remodeling job involves
Whether a bathroom lasts is decided by waterproofing, which is entirely invisible once tile is on. We use a full system rather than relying on the tile and grout to keep water out, because grout is not waterproof.
Slope, drain placement and curb detailing determine whether water leaves the shower or sits in it. Those get set before a single tile is cut.
Ventilation sized to the room and ducted to the outside, not into the attic, is what keeps a bathroom from becoming a mold problem.

What actually decides the outcome
Remodeling an existing house is harder than building new, and anyone who tells you otherwise has not done much of it. You are working inside constraints somebody else set, often decades ago, and you do not know all of them until you open the walls.
We plan for that. The scope includes what we expect to find and how we will handle it, so a surprise behind the drywall is a conversation rather than a crisis. Old wiring, undersized headers, rot at a window sill, a floor that was never level: these are normal, not exceptional.
The parts that matter most are the parts that disappear. Waterproofing under tile. Flashing at every transition. Blocking where something heavy will hang later. Those decide whether the room is still right in fifteen years.
We also care about how the new work meets the old. An addition that reads as bolted on, a floor that steps where it should not, trim profiles that do not match: those are the tells that the job was done cheaply.

Who is actually on site during my build?
Our own crew handles the core work. Samuel is on site through the build, not just at the start and the end.
How do you handle changes once we have started?
Changes get written down, priced and approved before they happen. Nothing gets built off a hallway conversation.
Can you remodel an older home, or only build new?
Both. A good share of our work is remodeling houses that were built well and are worth keeping.
Do you give a written scope before work starts?
Always. It states what is included, what is excluded, what we expect to find once things are opened up, and how a change gets priced and approved. A one-page quote is how disputes start.
Who pulls the permits?
We do, and we deal with inspection scheduling as part of the job. You are not calling a building department.
What happens if you find something unexpected?
We stop, document it, price the options and talk to you before proceeding. On older houses that is a normal part of the process, not an emergency.
Do you use your own crew or subcontractors?
Our own crew handles the core work. Where a licensed specialty trade is required we bring in people we have worked with for years, and we manage them directly.
