Building in Pleasant Hill

Work in Pleasant Hill runs from full custom builds on open lots to remodels inside houses that have been standing for decades.

Pleasant Hill is a routine drive from our yard in Gratis, which is why we are there through the year. A crew that is not spending hours in a truck starts earlier and stays later, which shows up in the schedule.

Samuel Hand started the company in 2015 because the builders he was working around could not promise work that lasted generations.

The order of work is consistent: drawings, site, structure, finish. That does not vary from one town to the next.

Call and we will talk through what building in Pleasant Hill actually involves.

Conditions

What building here involves

The older housing here rewards remodeling because the structure is genuinely good. The newer housing usually needs finish and layout attention rather than structural work.

Freeze-thaw is the local enemy. Any joint that holds water will eventually fail, which is why drainage and flashing get more attention than they might elsewhere.

You are not chasing inspectors. We handle submissions and scheduling, and we know how each local office prefers to work.

Working close to home means more time on your project and faster response when something needs looking at.

How we run it

Scope, schedule and staying in touch

We define the work in writing first. That means inclusions, exclusions, expected discoveries and a documented change process, so nothing important lives only in somebody’s memory.

You will know the build sequence and roughly how long each stage takes, along with an honest list of what might push it. Selections made late are the delay we see most often.

The person you call has walked your site. That is the difference between a real answer and a promise to find out.

Completion means walking the finished work side by side, noting anything that is not right, and correcting it. We do not declare a job done from the office.

Warranty

What we put in writing

Metal roofing here is warranted forty years and shingle roofing thirty. Warranty coverage is a product of installation quality as much as material choice.

Workmanship coverage comes from us directly. If it is our error, we fix it, and we keep our workload at a level where that is realistic.

Common questions

Pleasant Hill questions

Are you licensed and insured?

Yes. We carry the coverage required for residential construction in Ohio and can provide certificates before work begins.

What warranty comes with a standing seam metal roof?

The standing seam metal we install carries a forty-year warranty. Dimensional shingles carry a thirty-year warranty.

Who is actually on site during my build?

Our own crew handles the core work. Samuel is on site through the build, not just at the start and the end.

How do you handle changes once we have started?

Changes get written down, priced and approved before they happen. Nothing gets built off a hallway conversation.

Can you remodel an older home, or only build new?

Both. A good share of our work is remodeling houses that were built well and are worth keeping.

Do you give a written scope before work starts?

Always. It states what is included, what is excluded, what we expect to find once things are opened up, and how a change gets priced and approved. A one-page quote is how disputes start.

Who pulls the permits?

We do, and we deal with inspection scheduling as part of the job. You are not calling a building department.
