Building in Bellbrook
Bellbrook sits close enough to our shop that we can be on site early and stay until the day’s work is actually finished.
Bellbrook sits close to our Gratis shop, so equipment and crews move between them without difficulty. A crew that is not spending hours in a truck starts earlier and stays later, which shows up in the schedule.
We work with licensed architects to take a sketch through digital drafting to a build-ready blueprint.
Whether the job is nearby or at the edge of our radius, it runs on the same sequence and the same standards.
Every Bellbrook project starts the same way: understand the house, then draw it, then build it.

What building here involves
Established neighborhoods have homes worth keeping, structurally speaking, that need mechanical and finish work. Newer developments have the opposite need.
The climate does the testing here. Repeated freeze-thaw finds every weak joint, and the swing from July humidity to January cold stresses a building envelope harder than most regions demand.
Permit applications and inspection scheduling are part of the job we take on, which matters because every jurisdiction here operates a little differently.
A short drive means real working hours instead of windshield time, and it means we can respond the same day rather than the next week.

Read moreScope, schedule and staying in touch
Every project starts with a written scope covering inclusions, exclusions, expected conditions and change procedure. That is the document both of us refer back to when a question comes up.
Timelines here are built from the actual sequence of work and include slack for the things that reliably interfere: weather windows, inspection scheduling and material lead times.
You are not chasing us for updates. If a date moves or something unexpected turns up, that is a phone call the same day, not a surprise at the end of the week.
The last step is a joint walkthrough. You flag whatever bothers you, we write it down and handle it. Then the job is closed.

What we put in writing
You get a forty-year warranty on standing seam metal or thirty years on dimensional shingles, installed to the standard those terms require.
We answer for our own work. That commitment is the reason we would rather run fewer jobs and run them properly.
Bellbrook questions
Can you remodel an older home, or only build new?
Both. A good share of our work is remodeling houses that were built well and are worth keeping.
Do you give a written scope before work starts?
Always. It states what is included, what is excluded, what we expect to find once things are opened up, and how a change gets priced and approved. A one-page quote is how disputes start.
Who pulls the permits?
We do, and we deal with inspection scheduling as part of the job. You are not calling a building department.
What happens if you find something unexpected?
We stop, document it, price the options and talk to you before proceeding. On older houses that is a normal part of the process, not an emergency.
Do you use your own crew or subcontractors?
Our own crew handles the core work. Where a licensed specialty trade is required we bring in people we have worked with for years, and we manage them directly.
How do payments work?
Draw schedule tied to completed stages, agreed in writing before work starts. You are never paying substantially ahead of the work that has been done.
Can we live in the house during the work?
Often yes, depending on scope. We will tell you honestly when it is not realistic, and we plan containment and access around the answer.
