Miami County work
Troy, Piqua and Tipp City on the northern end of the service area.
We cover all of Miami County from our shop in Gratis: custom home builds on open lots, remodeling inside houses that have been standing for decades, and everything between.
Truth, trust and transparency is the standard we set for ourselves, and it shows up in how we schedule and communicate.
Permitting and inspection scheduling in Miami County is part of the job we handle.

Scope, schedule and staying in touch
We would rather spend a day writing scope than a month arguing about it. Yours will list what is covered, what is not, what we think is hiding, and how changes get handled.
The calendar we give you accounts for Ohio weather and inspection reality rather than assuming a perfect run. Assuming perfect is how schedules become fiction.

The person you call has walked your site. That is the difference between a real answer and a promise to find out.
The project closes with a shared walkthrough and a completed punch list, not with an invoice.

What we put in writing
Forty-year metal, thirty-year shingle. Those are the manufacturer terms, and honoring them starts with installing the product the way the manufacturer requires.
Alongside the product warranties, our workmanship is guaranteed. If it is our mistake, it is our repair.
Miami County questions
Can you remodel an older home, or only build new?
Both. A good share of our work is remodeling houses that were built well and are worth keeping.
Do you give a written scope before work starts?
Always. It states what is included, what is excluded, what we expect to find once things are opened up, and how a change gets priced and approved. A one-page quote is how disputes start.
Who pulls the permits?
We do, and we deal with inspection scheduling as part of the job. You are not calling a building department.
What happens if you find something unexpected?
We stop, document it, price the options and talk to you before proceeding. On older houses that is a normal part of the process, not an emergency.
Do you use your own crew or subcontractors?
Our own crew handles the core work. Where a licensed specialty trade is required we bring in people we have worked with for years, and we manage them directly.
How do payments work?
Draw schedule tied to completed stages, agreed in writing before work starts. You are never paying substantially ahead of the work that has been done.
Can we live in the house during the work?
Often yes, depending on scope. We will tell you honestly when it is not realistic, and we plan containment and access around the answer.
