There is a clear divide between pre-1970 housing with good structure and dated systems, and newer stock with current systems and compromised finishes.

Freeze-thaw is the local enemy. Any joint that holds water will eventually fail, which is why drainage and flashing get more attention than they might elsewhere.

Submissions, revisions and inspection scheduling all sit with us. Local familiarity here is worth more than it sounds.

How we run it

Scope, schedule and staying in touch

The scope we issue is deliberately detailed: what we are doing, what we are not doing, what we suspect is behind the drywall, and the written process for any change. Vagueness early is expensive later.

We schedule in stages and tell you which ones are weather-dependent, which wait on an inspector, and which depend on a product arriving. That is most of where delay comes from.

If something goes sideways we tell you that day. Waiting rarely makes a construction problem cheaper.

Completion means walking the finished work side by side, noting anything that is not right, and correcting it. We do not declare a job done from the office.

Standing seam metal comes with a forty-year warranty and dimensional shingles with thirty. We install to the specification those warranties require.

Labor is warranted by us. Problems traceable to our installation get corrected at our cost.
