Scope

What a home additions job involves

An addition succeeds or fails at the connection. Where the new roof meets the old, how the floor levels reconcile, whether the foundation ties in or settles independently.

We match rooflines, trim profiles and materials so the result reads as part of the house. An addition that announces itself is a failure of detailing, not a style choice.

Structural tie-in and the existing foundation get evaluated before design. Sometimes the answer changes the plan, and it is much better to learn that early.

If that sounds like the way you would want the work done, the next step is a conversation and a walkthrough. We will look at what is there, talk through what you are trying to get to, and tell you honestly whether we are the right company for it.

There is no cost to that conversation and no obligation after it. We would rather spend an hour finding out a project is not a fit than take it on and do a mediocre job.

What actually decides the outcome

Remodeling an existing house is harder than building new, and anyone who tells you otherwise has not done much of it. You are working inside constraints somebody else set, often decades ago, and you do not know all of them until you open the walls.

We plan for that. The scope includes what we expect to find and how we will handle it, so a surprise behind the drywall is a conversation rather than a crisis. Old wiring, undersized headers, rot at a window sill, a floor that was never level: these are normal, not exceptional.

The parts that matter most are the parts that disappear. Waterproofing under tile. Flashing at every transition. Blocking where something heavy will hang later. Those decide whether the room is still right in fifteen years.

We also care about how the new work meets the old. An addition that reads as bolted on, a floor that steps where it should not, trim profiles that do not match: those are the tells that the job was done cheaply.

What we put in writing

Roofing warranty terms are forty years for standing seam metal and thirty for dimensional shingles, both conditional on specification-correct installation.

Alongside the product warranties, our workmanship is guaranteed. If it is our mistake, it is our repair.

Our working area covers Montgomery, Greene, Warren, Butler, Preble and Miami counties, roughly seventy miles out from Gratis. We keep it that size on purpose.

Practically that covers Dayton, Kettering, Centerville, Beavercreek, Springboro, Lebanon, Mason, Hamilton, Fairfield, West Chester, Troy, Piqua, Eaton and the towns between them. Near the edge of that, call and ask.

What area do you cover?

We work a seventy-mile radius from Gratis, Ohio, which covers Montgomery, Greene, Warren, Butler, Preble and Miami counties.

Are you licensed and insured?

Yes. We carry the coverage required for residential construction in Ohio and can provide certificates before work begins.

What warranty comes with a standing seam metal roof?

The standing seam metal we install carries a forty-year warranty. Dimensional shingles carry a thirty-year warranty.

Who is actually on site during my build?

Our own crew handles the core work. Samuel is on site through the build, not just at the start and the end.

How do you handle changes once we have started?

Changes get written down, priced and approved before they happen. Nothing gets built off a hallway conversation.

Can you remodel an older home, or only build new?

Both. A good share of our work is remodeling houses that were built well and are worth keeping.

Do you give a written scope before work starts?

Always. It states what is included, what is excluded, what we expect to find once things are opened up, and how a change gets priced and approved. A one-page quote is how disputes start.
