Standing Seam Metal Roofing Replacement

Tear off, deck repair, new panels

Replacing a failed roof means opening the deck and fixing what the old roof hid.

Scope

What a standing seam metal roofing replacement job involves

A replacement is really two jobs: getting the old roof off safely and finding out what it was hiding. Decking damage is common and almost never visible from the ground.

We repair decking before anything new goes down, and we show you what we found rather than covering it.

Ice and water shield at the eaves and valleys matters in Ohio. Ice damming is a real failure mode here, and the underlayment is the last defense when it happens.

Ventilation gets evaluated during a replacement, because it is the cheapest time to correct it. A roof with inadequate intake and exhaust cooks shingles from below and drives ice damming in January.

If that sounds like the way you would want the work done, the next step is a conversation and a walkthrough. We will look at what is there, talk through what you are trying to get to, and tell you honestly whether we are the right company for it.

There is no cost to that conversation and no obligation after it. We would rather spend an hour finding out a project is not a fit than take it on and do a mediocre job.

Process

How this job runs

Walkthrough

We look at the property and the existing conditions before anything else.

Drawings

Plans and a written scope, so everyone is building the same thing.

Build

Our crew runs the work, with Samuel on site through it.

Walk it together

We close the job by walking it with you, not by sending a final bill.

Detail

What actually decides the outcome

A roof is a water management system, not a covering. Every penetration, valley and transition is a place water can get in, and each one has a correct detail. We install to those details rather than to whatever is fastest.

Standing seam metal is what we recommend on most custom work. The fasteners are concealed under the seam instead of punched through the panel, which removes the failure point that shortens the life of an exposed-fastener roof. The metal we install carries a forty-year warranty.

On a replacement, the tear-off matters as much as the new material. Once the old roof is off we can see the decking, and decking is where hidden damage lives. We repair what we find before anything new goes down, and we tell you what we found.

Where a client prefers shingles, we install dimensional shingles carrying a thirty-year warranty, with the same attention to underlayment, ice and water shield at the eaves, and flashing at every wall and chimney.

Truth, trust and transparency. That is the standard, and it shows up in the schedule.

Warranty and coverage

What we put in writing

Our roofing carries real manufacturer coverage: forty years on standing seam metal, thirty on dimensional shingles, both contingent on being installed to spec.

If something we installed is not performing, we come back and deal with it. That is the deal.

The six counties we serve sit inside a seventy-mile radius of Gratis. We hold that boundary so our response times stay real.

Practically that covers Dayton, Kettering, Centerville, Beavercreek, Springboro, Lebanon, Mason, Hamilton, Fairfield, West Chester, Troy, Piqua, Eaton and the towns between them. Near the edge of that, call and ask.

Common questions

Standing Seam Metal Roofing Replacement questions

Are you licensed and insured?

Yes. We carry the coverage required for residential construction in Ohio and can provide certificates before work begins.

What warranty comes with a standing seam metal roof?

The standing seam metal we install carries a forty-year warranty. Dimensional shingles carry a thirty-year warranty.

Who is actually on site during my build?

Our own crew handles the core work. Samuel is on site through the build, not just at the start and the end.

How do you handle changes once we have started?

Changes get written down, priced and approved before they happen. Nothing gets built off a hallway conversation.

Can you remodel an older home, or only build new?

Both. A good share of our work is remodeling houses that were built well and are worth keeping.

Do you give a written scope before work starts?

Always. It states what is included, what is excluded, what we expect to find once things are opened up, and how a change gets priced and approved. A one-page quote is how disputes start.

Who pulls the permits?

We do, and we deal with inspection scheduling as part of the job. You are not calling a building department.

Ready to talk about your project?

We build across Montgomery, Greene, Warren, Butler, Preble and Miami counties.
