Mason's custom home builder

Most of what we do in Mason starts with a homeowner who has outgrown the house they are in.

Building in Mason

Most of what we do in Mason starts with a homeowner who has outgrown the house they are in.

Mason sits close to our Gratis shop, so equipment and crews move between them without difficulty. A crew that is not spending hours in a truck starts earlier and stays later, which shows up in the schedule.

We work with licensed architects to take a sketch through digital drafting to a build-ready blueprint.

The order of work is consistent: drawings, site, structure, finish. That does not vary from one town to the next.

If the timeline matters, say so early. Mason permitting has its own pace.

What building here involves

Most projects fall into one of two buckets: bringing an older, well-built house current, or fixing what was value-engineered out of a newer one.

We build for a climate that cycles above and below freezing repeatedly each winter, which is considerably harder on a structure than a colder, steadier one.

You are not chasing inspectors. We handle submissions and scheduling, and we know how each local office prefers to work.

Nearby work gets better service, simply because the crew is not spending a quarter of its day in a truck.

How we run it

Scope, schedule and staying in touch

Before anything starts you get a written scope: inclusions, exclusions, the discoveries we anticipate, and the process for approving a change. Most disputes in this trade trace back to a quote that never said any of that.

We schedule in stages and tell you which ones are weather-dependent, which wait on an inspector, and which depend on a product arriving. That is most of where delay comes from.

We schedule in stages and tell you which ones are weather-dependent, which wait on an inspector, and which depend on a product arriving.

The phone gets answered by someone who can actually speak to your job. That is the whole policy.

Final sign-off happens on site, with you, after we have fixed whatever the walkthrough turned up.

Warranty

What we put in writing

The metal roofing we install is warranted for forty years; the dimensional shingles for thirty. Those warranties assume correct installation, which is the part we control.

We cover our workmanship directly, and we keep the schedule light enough that honoring it is always possible.

Common questions

Mason questions

Do you work with architects, or do we need our own?

Either way works. We work with licensed architects regularly and can bring one in, or we can build from plans you already have.

What area do you cover?

We work a seventy-mile radius from Gratis, Ohio, which covers Montgomery, Greene, Warren, Butler, Preble and Miami counties.

Are you licensed and insured?

Yes. We carry the coverage required for residential construction in Ohio and can provide certificates before work begins.

What warranty comes with a standing seam metal roof?

The standing seam metal we install carries a forty-year warranty. Dimensional shingles carry a thirty-year warranty.

Who is actually on site during my build?

Our own crew handles the core work. Samuel is on site through the build, not just at the start and the end.

How do you handle changes once we have started?

Changes get written down, priced and approved before they happen. Nothing gets built off a hallway conversation.

Can you remodel an older home, or only build new?

Both. A good share of our work is remodeling houses that were built well and are worth keeping.
